Urban Capital Group – The 5 living trends of 2018

Het Laatste Nieuws published an article on 22/02/2018 about the 5 living trends of 2018 in Belgium. It may be said, with our most recent projects and current developments, we as Urban Capital Group are perfectly in line with these trends. Our CEO, Levi Dewaegenaere gives his own vision on the 5 living trends of 2018.

1. Smaller living

The concept of “living smaller” has been a major point of attention at Urban Capital Group for several years now. Not only because of the smaller sizes of families, more singles and the aging population. But also because of budget, more and more people opt for a smaller, but very efficiently furnished house or apartment.

With our interior finishing, we respond more and more to custom work and flexible spaces that meet the different needs of residents.

An example within Urban Capital Group is The Glass House in the old city center of Antwerp. We launched the concept of the “City Flat”, modern and qualitative living units of around 60m2. Fully equipped with custom-made cloakroom, closet, bedroom unit, kitchen and integrated shower room. Hyper modern and design as a common thread.

In Depot Cadix on the Antwerp Eilandje we developed highly efficient residential units. Perfect for young starters and families with children. Here too, a lot of customization was added to create the feeling of space. Moreover, the small shower rooms formed the ideal link between the different children’s rooms.

To top it all, Urban Capital Group is currently developing a site in the Brussels Tour & Taxi environment and is also focused on small residential units. The beautiful outdoor area and common areas give the concept a unique and modern character. Co-living & co-working at the top!

2. Back in the city

More and more people are moving back to the city. The provision of attractive projects, with sufficient facilities in the immediate vicinity, is decisive in this aspect.

With Depot Cadix we target young starters and families who believe in the city and want to live and work there. We have therefore focused strongly on mobility, by providing for, among other things, electric charging possibilities, a large number of easily accessible above ground bicycle places, and even specific storage places for cargo bikes.

As icing on the cake Urban Capital Group provided each apartment and house with a limited edition Depot Cadix folding bike or a personalized cargo bike.

In addition, the project was developed in a beautiful communal garden. As a result, we brought the added value of living in the green outer edge to the city.

By providing this project with commercial spaces on the ground floor, the proximity of shops and daily facilities was also considered.

3. The best of both worlds

The mix of space in a safe and livable environment and the proximity of shops, squares and play facilities is often decisive for buyers in the city.

With Depot Cadix, Berckendael and UniTUrban Capital Group responded perfectly to this living trend. A number of upcoming projects in both Brussels and Limburg are also being developed according to the same concept.

4. Living by the waterside

Living by the waterside has inspired many buyers for years. Whether as a daily home or as a seaside retreat. The success of our Depot Cadix project is partly due to its location (on the Antwerp Eilandje), the view of the Antwerp docks, and the vibrant energy of the area (with the MAS, the marina and the Scheldt quays nearby).

Urban Capital Group has not been idle for the past few months and is currently developing a beautiful residential project along the Willemsvaart in Maasmechelen. Living by the waterside is being elevated to a new living experience on the old industrial shipyard site.

5. Neighborhood feeling is important

As soon as a project is large enough, you have the opportunity as a developer to – as it were – create a neighborhood in a city or area. The communal green zones and public spaces enhance this neighborhood feeling. Clear success factors in projects such as Depot Cadix in Antwerp and UniTBerckendael in Brasschaat.

Urban Capital Group is fully focusing on this trend for its future projects and will soon be launching two beautiful new projects in the market with its new developments in Maasmechelen and Brussels, which are in line with the wishes of the Belgian buyer.

Passive living is the future according to Levi Dewaegenaere, CEO of Urban Capital Group

The new development project Depot Cadix of project developer Urban Capital Group led by Levi Dewaegenaere shows that design and sustainability can go hand in hand. The building is compact but has something frivolous, while it was built according to strict passive standards.

Building sustainable also means that you sometimes run into limitations, according to Levi Dewaegenaere. The percentage of glass in the façade cannot be too large, the volumes must be compact. The existing passive window frames on the market are still limited today. But you can handle it creatively. According to Levi, building sustainable does not mean sober and dry. Sustainable architecture can also have a contemporary touch. Various types of sunblinds were used for the façade to create a 2D feeling. The white bay windows and wooden elements create frivolity.

Averaging E level of E35, beyond the legally required standard.

When you develop a project in accordance with the applicable standards at the time of the building application, you might have an outdated building by completion. The standards are becoming stricter, also in the long term. In Belgium, we have stood still for a long time, we are in need of catching up. Today, zero energy houses are being built. But we will evolve towards self-supplying systems, where everything is reused and recycled. In Asia, people are already incredibly experimenting with that.

Numerous advantages with Passive living

Passive construction means simplification. There is less heating required, fewer pipes and smoke drains, a smaller boiler. There are numerous benefits. You have a pleasant living environment in terms of light, air and heat. And the outside sounds are also muted. In addition, fossil fuels will only become scarcer and therefore more expensive in the future. Therefore, a passive house is a perfect answer to the ever higher monthly fixed costs associated with a house. According to Levi, sustainable building is an evolution that can not be stopped anymore.

CEO Levi Dewaegenaere gives his vision on sustainable building.

From the practical point of view, we at Urban Capital Group have increasingly felt the need for a new way of developing in recent years, the development of conceptual projects tailored to the customer on the one hand and great attention to sustainable development on the other, says Levi Dewaegenaere.

In our ambition to raise sustainable construction to a higher level, Levi Dewaegenaere is looking for a suitable location with Urban Capital Group for some time. Because it is important to create an affordable, passive new construction project tailored to the trendy, demanding Antwerp resident.

That is why we speak of a very strong vision for the competition site “Building Block C2”. From which a clear ambition grows towards the development of a total vision for the Cadix at neighborhood level. Urban Capital Group goes sustainable at Depot Cadix

The Cadix-neighborhood at ’t Eilandje with the old port is the first sustainable neighborhood of Flanders. The project ‘Depot Cadix’ was built entirely according to the ‘passive standards’ and with the highest ambitions in the field of sustainability. The first residents just moved in recently in the Madrasstraat. That requires an appropriate welcome gift. Who lives in a house, gets a stylish limited-edition cargo bike from the developer Urban Capital Group. The residents of the apartments receive a unique and personalized folding bicycle.

“With the personalized cycles for each resident, we want to extend the sustainable aspirations for the apartments to the mobility.”

The inhabitants of the extra energy-efficient residential complex ‘Depot Cadix’ will see their energy bill dropping spectacularly to an annual amount equal to the amount that they were used to pay monthly in an ordinary apartment or house.

The residents can now submit a certificate with an average energy value of E35 and K15. At an ordinary apartment it usually lays around E180-E200.

Levi Dewaegenaere (CEO): “The payback of these homes speaks to the imagination. The owners also enjoy a tax advantage, because for each apartment or each home is a tax discount of 40 percent under E40 for the annual property tax. And this for a period of 10 years.”

Also, on several other ways ‘Depot Cadix’ saves energy. Rain and waste water are captured and used for the toilets and the outside tap. A general on/off button in each residence prevents electricity waste, as well as the energy monitoring system and a central heating system with heat exchanger. The residential complex also has triple-glazed windows.

Solar shading on the facades avoid that it gets too hot, and an energy efficient ventilation system provides an optimal indoor climate. In addition, photovoltaic cells on the roof transforms sunlight into energy for each residential unit. In the underground parking, a charging point for electric cars is provided.

The project ‘Depot Cadix’, inspired by warehouse architecture, consists of six townhouses, twenty apartments, two penthouses and two commercial areas. Urban Capital Group started in 2013 with the construction. There are now only a few duplexes and apartments for sale. Some apartments are rented, some fully furnished, some unfurnished.

We want to encourage people not only to make ecological choices in the way they live, but also try to stimulate them to think about how the transport themselves.”

The Cadix-neighborhood, where the construction project is located, must be a sustainable and energy efficient city neighborhood. The first in Flanders.

 

Environmentally friendly

Thomas Vercammen (39) lives in one of the new houses and got a cargo bike. That he will use to go to the shop. “I have two teenagers who drink a lot on weeks’ time. Going by bike to the store was over time no longer attainable, obliging me to take the car. Now I can go with the tricycle, a lot more pleasant and environmentally friendly.”

Frank Wilms (50) is since February a new owner of one of the apartments. “I’m going to take my folding bike into my car. That way I can park for free somewhere close to my destination and use the bike for the last piece of the route. The folding bike is also useful for our daughter. During the day she can leave with the bike and in the evening, we can go pick her and the folding bike up by car.”
